Development of two detached houses - Chelmsford

Why we bought it:

The plot of land was sourced off-market having been identified as having development potential in one of our land searches. A mutually beneficial sale was agreed with the owner, who was retiring and moving away from the area. 

What we did:

Planning was achieved as part of the sale process, and improved from two semi-detached houses to two detached houses in the course of the purchase process. This meant we could break ground in the week following the purchase and get off to a flying start, with all planning conditions discharged, in June 2018. The construction process was smooth and the properties were completed for the sale market by March 2019.

Why we bought it:

The property was in need of refurbishment and has potential to extend into the loft space and also to the side, as it has a large corner plot.

 

What we did:

The property was extended to the rear and side, and the loft was converted to create a 10 bedroom house share. Each room has it's own en-suite and kitchenette, as well as a communal kitchen/diner, and laundry room. The rooms are rented to professionals for an all inclusive rent.

Why we bought it:

The property was bought from a tired landlord and was in need of refurbishment. It is a detached house on a street of predominantly semi-detached houses, so was built on the size of plot that would normally accommodate a pair of houses, so has further development potential.

 

What we did:

The property was refurbished internally and externally as a family let, and planning is being sought for a new contemporary dwelling to the rear of the property.

Why we bought it:

The house had a large corner plot with development potential. Previous attempts to develop the site had been unsuccessful.

 

What we did:

Planning for two one bed flats was granted in December 2014. These were built out with completion in June 2016. The original house was then sold on and both flats were held for long term rental.

Why we bought it:

The property was dated and had been reconfigured internally such that it was not appealing to the average owner occupier. However it offered great room sizes and a fantastic garden. 

 

What we did:

The property was re-configured internally, and an extension added to the rear under permitted development rights. It was then fully refurbished with a new kitchen and bathroom, central heating, driveway, electrics, external wall insulation. The property is rented as a 5 bedroom house share to professional tenants.

Why we bought it:

The property was bought from a tired landlord, and had been left in a poor state of repair. 

 

What we did:

The property was refurbished throughout to create a contemporary home for first time buyers. A new kitchen and bathroom were fitted, electrics and central heating upgraded, and new windows installed. The house was decorated and the flooring replaced. The property was sold on after completion of the refurbishment.
